Corona Virus on Small Space.

I was talking with one of my Landlords and she was asking why we weren’t marketing her small space units to office tenant’s. Thought process being that smaller offices with fewer people would be safer, while maintaining productivity. So we are starting a new campaign promoting small office/ retail space so workers can better control their environments while maintaining the productivity of being in a professional office environment. I think as we move forward out of this pandemic both workers and customers will be more open to visit smaller offices that avoid contact with many people before arriving at their destination. Renovations To 7820 S Holiday Dr.

Merritt Realty took over the leasing and updating of 7820 S Holiday Drive in Sarasota. Listing agent Terry Purdy sourced Exponential, LLC to complete updates to the property along with repairs of deferred maintenance items.

Purdy is currently working to secure long term tenants for the building. The second floor of the office building is available for lease in its entirety.

Commercial Real Estate is Back. Industrial Space Is On Fire.

Industrial space in the Venice, Florida market is hotter than ever. Within the last six months we have leased north of 58,000 SF of space and the demand keeps coming. The last space leased went for $9.20 per SF for a 6,000 SF space and was leased within a week of coming on the market.

With the limited amount of space in the market and a strong demand, this is a great opportunity for industrial developers to bring new space on line. Hopefully developers have learned from the past and now understand that industrial condos are a recipe for disaster. Industrial users start small and grow, and unfortunately, in a condo environment, once a tenant has stabilized and is able to pay higher rents, they have usually outgrown their space. Unlike traditional flex space that allows a tenant to grow over time and landlords to jockey tenants based on their space requirements allowing landlords to keep long term relationships, the industrial condo environment, often force great tenants to relocate, thus forcing the building owner to start over with new or small business.

I am personally working with about 50,000 SF of industrial users looking for traditional flex industrial space within the Sarasota and Venice markets, and cannot find it anywhere. I think over the next several months we are going to see industrial rents reach the $10 to $12 per SF range, allowing for new development much needed Industrial Space.

Brooke Milton-Grundvig of Merritt Realty Corporation represented Brew Burger’s Pub and Grill which is opening their second location in the Venice Shopping Center on the Island of Venice.

ISCS South Florida

Merritt Golf Day

Well Merritt Realty had its first official golf day today. Had much fun and worked out some of the kinks. Brooke Milton-Grundvig was voted most improved, with a mean drive and great short game.

The Merritt Golf Day is on the first Friday of every month starting at 11:00 am with a golf clinic for newcomers and teeing off at noon with a two man team scramble.

Venice Commercial Real Estate Restaurant Lease

Another great commercial Lease negotiated in Venice by Brooke Milton-Grundvig! Brooke has been representing this center and two other buildings owned by a local real estate investor for the last several months. During this period she has negotiated many Leases adding value to the properties and driving business to the centers.

Brooke is currently working to bring other Tenants into the Venice market representing both Landlords and Tenants.

New Access For Sarasota Palms Plaza

The Sarasota Palms Plaza Located at 8770 S Tamiami Trail in Sarasota, has a new chance at garnering strong credit retail tenants. Terry Purdy President of Merritt Realty took on the listing to lease up the property several months ago making his first task, one not typical of most real estate brokers.

He went using professional relationships within the FDOT and Sarasota County, to argue for improved access to and from the Sarasota Palms Plaza Property. Purdy along with conceptual drawings from Mitch Collins, PE was able to get verbal approvals supporting the modifications, subsequently leading for the approvals for improvements to both the north and south bound means of ingress and egress.

Upon the recent refinance the owners of the property have made the improvements to the Southern access point allowing for patrons of the center to come and leave more easily. Merritt Realty is already in negotiations with some new Tenants to fill the center.

Merritt Considers Opening South Florida Office

Principal Terry Purdy of Merritt Realty Corporation a Sarasota Based Commercial Real Estate Company, started talks with South Florida Brokers about the prospect of opening a South Florida location.

Purdy believes much like the Merritt Saint Petersburg, FL office opened over a year and a half ago, serving a major MSA like South Florida would add more credibility among national retailers and institutional landlords resulting in higher profits and more stability during economic downturns.
